Is this title insurance?

No. A DeedScope report is public-records research — a fast, affordable picture of a property’s recorded condition. For a purchase you close through escrow, you should still get a title commitment and policy. DeedScope is what you use before that: at auction, before an offer, or when a full title package doesn’t make sense yet.

Which areas do you cover?

Any U.S. county whose records are available online — the large majority. If your county isn’t researchable to our standard, we tell you up front and refund in full.

How fast can I get a report before an auction?

Rush reports deliver by the next business day. Bidding on several properties? The Auction Day Pack covers three for $399.

What do I need to provide?

The property address or parcel number. That’s it.

What if you miss something?

We verify key findings against two sources where possible and cite everything to the record so you can check it yourself. Our terms cap liability at the fee paid, and we carry professional liability insurance.

Findings reflect only the online public records identified in each report, as of the dates examined; records may be indexed late, misindexed, or unavailable online, and unrecorded interests, boundary or survey matters, and forged instruments cannot be detected by records research. Reports are not consumer reports under the FCRA and may not be used to evaluate any person for credit, insurance, employment, or housing. DeedScope does not locate people or provide skip-tracing services. Fees are payable at order; if we determine a county’s records cannot be researched to our standard, we notify you and refund in full. DeedScope’s total liability arising from any report is capped at the fee paid for that report. These terms are governed by Arizona law.
